Renovation Management
We manage renovations.
Anyone can say “we renovate homes.” FLEX does something more specific: we take responsibility for the whole project, from the first conversation to the final walk-through, so you never have to be the general contractor of your own renovation.
The Problem We Solve
Renovations rarely fail on craftsmanship. They fail on coordination.
Cabinets arrive before the electrician has finished. The tile setter is booked for a week the plumber needs. Decisions get made at the last minute, and the last-minute price is never the good price. Nobody owns the schedule, so the schedule owns everyone.
FLEX was built around a simple idea: a renovation is a project, and projects need managing. Scope, budget, design, materials, trades, schedule and quality are all connected. Manage them together and the work goes smoothly. Manage them separately and it does not.
What that means for you
- One point of contact. You tell FLEX. FLEX does the rest.
- Transparent, itemized pricing. Every scope is broken out on its own line, so you can see where every dollar goes.
- Decisions made early. Selections and pricing are locked before construction, not during.
- A weekly lookahead, every Friday. A day-by-day plan of next week's work, so you always know who is coming and what they are doing.
- Fewer surprises. Existing conditions and potential costs are identified up front.
- Quality you can verify. Work is reviewed at each phase against the agreed scope.
What FLEX Coordinates
Every piece of the project, connected
Each stage feeds the next. That is why FLEX manages all of them.
Weekly Lookaheads
Every Friday, you know exactly what next week looks like
Most homeowners' biggest frustration with renovations is not knowing what is happening. FLEX fixes that with a weekly lookahead.
Each Friday you receive a schedule for the following week, broken down by day: which trades are on site, what work is taking place, what decisions or deliveries are coming up, and anything you need to plan around at home. It is the same tool professional project managers use on commercial jobs, applied to your house.
- Itemized by day, so you can plan around noise, access and water shut-offs
- Shows which trades are coming and when
- Flags upcoming decisions and material deliveries before they are urgent
- Tile setter: shower walls (large-format porcelain)
- Water off 9 to 11 am for valve trim
- Tile setter: shower floor and niche
- Vanity and mirrors delivered, staged in garage
- Grout and seal
- Decision needed: grout colour confirmation
- Plumber: vanity, faucet and toilet set
- Electrician: mirror lighting, fan timer
- Glass measure for frameless door
- FLEX quality walk-through, next lookahead issued
Stage by Stage
What FLEX does at each stage
Client
We listen first. Your goals, how you use the space, what you dislike about it now, your priorities and your budget comfort zone all shape the plan.
Planning
We define the scope, identify permit and code requirements, review existing conditions and flag the things that tend to surprise people later.
Budget
Starting with a free preliminary Rough Order of Magnitude, then a detailed estimate itemized by scope so you can see where every dollar goes. Pricing before construction, not during.
Design
Layout, finishes and fixtures are selected and documented so every trade is building from the same information.
Materials
We handle purchasing and delivery timing so cabinets, tile, fixtures and flooring arrive when the schedule needs them, not before and not after.
Trades
Licensed, insured trades we have worked with before, briefed on the scope and coordinated by FLEX on site.
Schedule
A sequenced construction schedule with the dependencies worked out in advance, plus a weekly lookahead every Friday so you know what is happening each day of the coming week.
Quality Control
Work is reviewed throughout the project against the agreed scope and quality expectations, including the details that get covered up by finishes.
Completion
We complete deficiencies, finalize documentation and warranties, and walk through the finished project with you.

Who It Is For
Built for homeowners who want it done right, without running it themselves
Renovation management is the right fit if you want a single accountable team, a clear budget before work starts, and a project that moves on a plan instead of on whoever answers the phone first. It is also a good fit if you already have drawings or a designer and need someone to run the construction.
It is not the right fit for a quick handyman job or a project you would prefer to piece together yourself. We are honest about that in the first conversation.
Ready to plan your renovation?
Tell us about your project. We will follow up to talk through your goals, timeline and budget, and recommend the right next step, whether that is a preliminary budget or a full consultation.
